The Dunne Valley Ranch is located in southcentral Kansas in Unit 16, world famous whitetailed deer area. It features 21,212 contiguous acres of great grassland and good farmland. This ranch has had only two owners. The Dunne family has owned all or part of it since 1941. In the era of the great cattle drives, the Cimarron River Valley in Kansas and Oklahoma lay along the western arm of the Chisholm Trail, also known as the "Great Western Trail" or the "Dodge City Trail." According to historians, the trail crossed into Kansas about 4 miles east of where the Cimarron River traverses the border, which would place the trail near the southeast corner of the Dunne ranch. From 1876 to 1885 over 2,000,000 cattle passed along the trail, but the cattlemen, along with the cattle, were mostly transient visitors to Clark County. Thirty years ago, Leo Hayden sold his cattle operation and got into real estate. The business quickly grew and by 2003, Hayden Outdoors, Windsor, CO, was a busy small town real estate brokerage that also employed his sons, Dax and Seth.
Cabela's Trophy Properties, LLC, approached the family that year about participating in its farm, ranch and recreational properties in Kansas, Colorado, New Mexico, Idaho, and Utah. The Hayden's said yes and today their business manages 40 independent brokers and $500 million in listings across the six-state territory.

"We have sincerely worked with buyers to find properties that best fit their needs," he says. "But getting to this point has been hard. It's been a real growing pain and we don't know how often to judge how we've done because we're bigger and busier than ever."
When Kennedy and Coe, LLC, first called on Hayden Outdoors, Dax wasn't exactly sure his family needed the firm's consulting services.
"We've know about Kennedy and Coe and always respected what the firm could do but never thought could afford or would need its services," he says. "But when our business really took off Jim Rein and Sid Fasholtz had been sitting in on meetings with us for a year and had developed a good relationship with us."
So when the Hayden's were ready to bring in an expert for with tax and strategic planning, they knew where to turn. After a full year of asking questions and listening to the company owners, Kennedy and Coe knew exactly what structure would best fit the business' needs.
"Though it is a new business relationship, Kennedy and Coe has been invaluable to us over the last quarter," Dax says. "We talk about business development concepts and structure, how to grow and how to capitalize growth and the firm has helped come up with solutions."
Rein says the Hayden's strategic plan has made quick progress. And, he says it is clear the family company and Kennedy and Coe share several key values.
"The Hayden's have invested a lot of time to help us understand how they perceive value as well as how they provide value to their clients," Rein says. "When you're working from the same set of plans, it's easier to build something together you both want."
In Dec. 2009, the firm met with Hayden Outdoors to finalize goal-setting. The next phase will include budget overview and detailed strategic planning and Dax says his family is looking forward to a long-term relationship with the firm.
"In 2003 we were just three guys in a truck who played a lot of golf and sold a lot of real estate," he says. "We set out to gain alliances with companies that we could drive business towards and also gain business from. The integrity of Kennedy and Coe has always been the best and that's why we are working together."

"The deer was shot in 2008. It was my first year bow hunting. It was Nov.6 my wife’s birthday. I had a stand set up about 80 yards north of where I shot this buck. The night before I was leaving the stand when I got to the edge of the wheat I saw all some deer standing to the south on the wheat. So the next day I decided to move south with no stand to set in I stood in a plum thicket with the wind in my face. It was about 2 hours later that this buck came out on the wheat. I had to wait for another 5 min or so for him to make his way to me. I grunted and he stopped at 20 yards I shot him through the front shoulder and killed him. I was not for sure how big he was until I called Nathan to come help me load him up. It was then that we realized how big he was. After all that. I had him officially scored after the 60 day drying period. It is gross scored at 197 6/8 the net score is 186 7/8. It has 17 points. It will also be in the 2011 Pope and Young Archery. It also goes in the Kansas records."
Kansas Pheasant Hunting
Last Pheasant of the Year
I (Leo Hayden) remember well the last rooster I shot in the 09-10 year. It was early afternoon and I was blocking on a corner of CRP southwest of Goodland, Kansas. The rust and tan grass was waving and glistening with a light frost as 3 hunters and 2 dogs advanced from the south, and 2 hunters and 2 dogs closed from the east. I had a green wheat field to the north and a good county road to the west. The wind was 15-20 mph from the northwest and cold. When the hunters were probably 150 yards out, I heard someone yell “Point”. I couldn’t see the dogs in the waste high grass, but I saw my oldest son Dax advancing carefully with gun at the ready. The bird flushed about 8 yards in front of the dog and started east--if Dax shoots I thought, it will be straight over the walker’s heads. That rooster saw something and flipped with that wind and came straight at me. He was not very high but rising and I thought about ducking because someone might get off a long shot. I knew I was hunting with good hunters and I stayed upright. Now that rooster was about 40 yards high and almost overhead. I could see him flying as hard as he could and he was going to swing on the wind to the southwest and safety. I shouldered the Browning Light 12 and shot. I hit him deep and he shook but kept going. I continued my swing and he folded at the second shot. He hit the ground 25 yards to my north and bounced in a pile of dust and feathers. What a bird! What a hunt! What a great year of

This was the first year I hunted with my grandson, Brin Hayden who is 11. He shot his first full limit of birds one great day in January!
This was my 50th year of pheasant hunting when I could drive myself, and I believe there were the most birds I have ever seen. The end of an 8-10 year drought has provided more cover and the birds will be in Northwest Kansas if there is adequate cover. All Hunters owe a great big THANK YOU to the farmers who leave enough cover for the birds and to the ones who let us hunt!

Great Deer and Pheasant Hunting In Western Kansas & Eastern Colorado
If you are interested in an investment in the Western Kansas or Eastern Colorado agricultural land, here are some of the hunting benefits you can enjoy! Land prices are strong across the area but investment return still offers 3 to 5% cash returns. If you couple those returns with yearly land value increases(inflation protection) a 15% to 18% return is normal across this area!
I was lucky enough to draw an any sex/any deer tag across Western Kansas this year. Last year while hunting white tails, we had glassed a large mule deer buck with heavy horns. We had no tags for mulies at that time but when I drew that tag this year, you know what deer I thought of. I began scouting for him in the same general area two weeks prior to rifle season. Each time we went pheasant hunting in the area southwest of Goodland, Kansas, I would take time in the evening to glass the area. My last scouting trip on the night before deer season opened, finally paid off. I was on John Golden’s land, a local farmer who gave me permission to hunt both deer and pheasants, and there one mile north of where we had seen the deer the prior year, I found him with 15 does. I told Dax that his rack was not too tall, but the mass of his rack was tremendous.
Dax and I were unable to hunt opening day because we had a large ranch to inspect in southeastern Colorado. We did manage to return to the area by 4 p.m. on opening day and glass the area, but since it gets dark at 4:40 MDT, we were unable to find the mulies.
We hunted hard Tuesday and Wednesday and Dax filled his tag with a white tailed 10 point buck. On Thursday morning we were again in the field at daylight searching for the big buck. We had decided that he was out of the rut and licking his wounds. We found the does again and this time he was with them. Dax was glassing them from a miles and he said,
“There he is!! Wow." We made a successful stalk and that deer went down within ¼ mile of where we saw him in 2008! He had no Ground Shrink! What a great deer!! Thank you Lord!
We also enjoyed great pheasant hunting over the Thanksgiving weekend. It takes 80 acres to get a landowner deer permit in Western Kansas. It takes very little great Kansas farmland to create the habitat for good deer or pheasant hunting. For instance, some of the farmers have replaced old sprinkler systems with new ones and they have simply stacked the old units in one of the corners of the field. The old metal units take up a space of ground about 100 feet by 150 feet. The weeds grow tall under and around these old units. You should see the deer and pheasant sign present in these small weedy areas! If you provide the cover in very small areas, the Game Will Come. Absolute Natural Resources, LLC, a professional fishery and wildlife consulting firm and exclusive Cabela’s Trophy Properties Land & Water Services provider in Colorado, Kansas and Nebraska, conducted an onsite reconnaissance survey of the Knox Ranch in Jackson County, Colorado on September 22, 2009. The purpose of this survey was to assess the ranch’s wildlife and habitat resources.
Our surveys showed that this property supports a healthy and diverse assemblage of fishery and wildlife resources. Knox Ranch is comprised of a variety of forest, upland, wetland, meadow and aquatic resources. North West Kansas Cacklers
Over the past few decades I have been fortunate enough to hunt pheasant in some of the best pheasant country in the United States, North West Kansas Ranches. Growing up hunting there has taught me what it takes to not only be a good hunter, but also a conservationist. Over the past few decades we have seen the pheasant population fluctuate from nearly non-existent to having a crop of birds so large that lots of times the hunt in over almost as soon as it starts with vests full of colorful ringnecks. This year we were lucky enough to see a crop birds that left us standing at the end of the field with smiles on our faces, tired dogs, and pouches filled with nearly a limit per hunter. Ideal hatch conditions this spring combined with a mild winter last year and conservation efforts from hunters and outdoorsmen alike rendered enough pheasants for even the most inexperienced hunter to find birds. Not being from North West Kansas and merely showing up for the hunt most seasons I never understood the amount of work that went into producing and being able to hunt a plentiful crop of birds. However, I have been lucky enough to hunt with someone who has lived in Kansas for more than half a century and has probably forgotten more about pheasant hunting and conservation that most avid hunters will ever know. The hunt begins long before daybreak on opening day working dogs, scouting hatches, and trying to gather enough permission from farmers and ranchers to have a variety of Hunting Properties so that depending on the weather conditions and the pheasants particular mood that day you can find enough pheasants to hopefully harvest a limit. If you are talented enough to complete the preseason work effectively then comes the fun part. Very few people understand or believe me when I say that since I have been about eight years old opening day of pheasant season is by far my favorite day of the year. The feeling when a cackling ringneck flushes from under your feet is second to none and when hunting North West Kansas Ranches you will get this feeling enough to keep you coming back year after year.
Bent Arrow - An Excellent Hunting Property

Two weeks ago, Dax Hayden, Leo Hayden, and myself were lucky enough to hunt a unique piece of property that we have listed called “Bent Arrow”. Located about halfway between Fairplay and Canyon City, these 72 acres are located behind the gate of Christopher Ranch, so while the access is easy, it is also very private. However, the crown jewel to this property is the opportunity to obtain the recreational lease for the adjoining 640 acres of State Land. This beautiful state section starts at the top of a plateau and drops off in to numerous finger drainages which meet up again at the top of the deed 72 acres. Literally almost every drop of water in the 640 acre lease drain right through the middle of the deeded acreage with makes for tremendous wildlife habitat.
We started the day, driving to Bent Arrow from another ranch we had hunted the day before. Dax was lucky enough to fill his Mule Deer tag that day, but still had a Bull Elk tag left in his pocket, as did his Dad, Leo. When we parked at the South end of the property in the dry drainage ditch it was well before sunrise. Dax, Leo and I slowly worked our way up the drainage as we saw deer sign as soon as we stepped out of the truck. After only walking for about 5 minutes, we came across one of the two natural springs on the deeded acreage. Leo Hayden decided that would be a good area to spot for Elk and he headed to the top of the ridge above the spring.
Having walked the property numerous times, I took the lead as Dax and I worked our way to the property boundary of Bent Arrow and the State Land. Before we got to the fence, Dax spotted about eight does working their way north, just like us, but on the other side of the ravine. I know that there was standing water from one of the springs just a few hundred yards ahead, so we decided to sit tight and see if that is where the animals would go. Sure enough, the first group of deer stopped at the water, as did four more groups of deer.
Dax and I slowly worked our way north over the property line until we could get a good shot towards the spring that the animals were visiting. As we watched the four separate groups of deer work, we noticed that they all followed the same path, which luckily enough seemed to end right below our position. So we sat and scouted this Mule Deer for over an hour, one watching the spring, while the other glassed the vast hillside in front of us.
